Their existing property portfolio had equity, we were able to extract funds from this property. It was used as the deposit on the additional purchases.
We settled on two sectional title units in the Boland region of the Cape Winelands. The sellers was confident in our ability to manage the transaction, and both the offers were accepted in 24 hours!
Both home-loans were provided by a South African bank at 90 % loan to value (LTV); after negotiation with the bank, we settled on a very competitive interest rate. All the property transfer documents were signed in Dubai, there was no requirement for the client to travel to South Africa. Currently, tenants are renting the properties, and they will continue developing her South African property portfolio from abroad.
Fun fact:
Buy refinancing their existing property and using the funds as the deposits on the new properties, the actual cost to the client was marginal - only the conveyancing and admin fees!
