WHAT IS A 10-YEAR MAINTENANCE PLAN?

A 10-year maintenance, repair and replacement plan helps a body corporate anticipate major work required to its common property and prepare financially for it.

Prescribed Management Rule 22 requires trustees to prepare a written plan covering major capital items expected to require maintenance, repair or replacement during the next 10 years.

WHAT SHOULD THE PLAN INCLUDE?

For each major capital item, the plan should record:
- Its current condition
- When work is likely to be required
- The estimated cost
- Its expected useful life after the work
- Other relevant information identified by the body corporate


Capital items may include roofs, waterproofing, external painting, lifts, security systems, paving, boundary walls and shared plumbing or electrical infrastructure.


HOW DOES IT RELATE TO THE RESERVE FUND?

The administrative fund covers the scheme’s day-to-day operating expenses. The reserve fund is intended to support planned maintenance, repair and replacement of major capital items.

The 10-year plan helps trustees estimate future expenditure and determine what funding should be available when the work becomes necessary.

Without a realistic plan, a body corporate may face:
- Unexpected repair costs
- Delayed maintenance
- Pressure on cash flow

WHO PREPARES THE PLAN?
