A Cape Town sectional title scheme had been self-managed by volunteer trustees who worked hard to keep the community running.

Over time, the growing accounting, compliance and administrative requirements became difficult to manage alongside the trustees’ own professional and personal commitments. Important matters, including CSOS compliance, the annual audit process and the required 10-year maintenance plan, needed focused attention.

Risi-Pro was appointed as managing agent to help the trustees address the outstanding requirements and establish more structured financial and administrative processes.

THE OUTCOME

Risi-Pro worked with the trustees to bring the accounting records back on track and prepare the required financial information for the auditor.

Outstanding CSOS compliance matters were addressed, and the scheme’s 10-year maintenance planning was brought into focus. Clearer processes were also introduced to support the scheme’s ongoing administration and financial management.

The scheme is now well run and back on track, with the trustees receiving professional support while retaining oversight of the body corporate. Trustees and owners are very happy with the progress and the way the scheme is now operating.

FUN FACT

The trustees had successfully kept the scheme operating through self-management, but professional management gave the trustees something equally valuable: the ability to return their focus to oversight and decision-making rather than carrying the full administrative workload themselves.
